The key message: Installing a home EV charger may change your property's rebuilding cost and liability exposure. Review both your property and motor insurance so your vehicle, charging equipment and home are appropriately protected.

Property protection

Does home insurance generally cover fire damage?

Standard Houseowner and Fire insurance policies generally provide cover for fire damage regardless of the source of ignition. The treatment of an EV charger, related electrical works and resulting liabilities can vary. All cover remains subject to the wording, terms, conditions, limits and exclusions of the individual policy.

Before you plug in

Five checks to make when you install a home EV charger

📢

Tell your insurance adviser

Let your insurer or intermediary know if an EV charger has been installed or is planned.

🔌

Identify all property upgrades

Confirm whether the installation involved electrical works, wiring changes or other modifications to your home.

🏠

Review your Sum Insured

Allow for any increase in rebuilding cost arising from the charger installation and other home improvements. An inadequate Sum Insured may result in underinsurance.

⚖️

Check your liability limit

Consider the potential cost if a fire or electrical incident damages a neighbouring property, especially in a terrace house or high-rise residence.

📄

Read the policy conditions

Confirm the relevant terms, conditions, limits and exclusions, including how the charging equipment is treated under the policy.

Beyond your own home

Third-party liability: why the limit matters

A fire or electrical incident may spread beyond your home and affect neighbouring properties. This can create a third-party liability exposure, particularly where homes share walls, floors, common property or closely connected electrical infrastructure.

Check the amount, not only whether cover exists: Public liability limits vary between insurers and policies. A standard limit may be insufficient for serious damage to neighbouring homes or common property. Ask whether a higher limit or optional extension is available and suitable for your circumstances.

Review your protection as one complete picture

Your review should consider how the following areas work together:

🚗 Your motor insurance

Check the protection provided for the EV itself.

🏡 Your home or property insurance

Check fire cover, the adequacy of the Sum Insured and third-party liability protection.

🔌 Your EV charging equipment

Confirm whether the charger, related electrical works and any property upgrades are appropriately covered.
